This Campaign is marketed under the theme ‘Buy a property with Holo for a chance to win AED 500,000 towards a second property,’ and is governed by the rules and terms set out herein.
Campaign Period: 15 September 2025 – 13 November 2025
Organised by: Holo Mortgage Consultant LLC (“Holo”)
means a service provided by Holo to undertake the property search on behalf of the buyer
means buyers who utilize the Concierge service to find their property with Holo and compete the transaction with cash
means the random selection process conducted on 23 November 2025 to determine the winner of this Campaign (as defined below)
means any buyer using Holo to apply to lenders on their behalf to finance the purchase of their property through a home loan facility
means buyers who are a mortgage applicant AND using the Holo Concierge service (as defined above)
means a residential property that is purchased before construction is completed, with ownership transferred upon handover by the developer.
means the Off-Plan property chosen by the Winner (as defined below) which they wish to redeem the Voucher against.
means a non-transferable voucher issued by Holo Mortgage Consultant LLC with a value of AED 500,000, redeemable toward the purchase of an Off-Plan property in the UAE under terms specified in Clause 6.
1.1. These Terms and Conditions (the “Terms”) apply to the Holo Buy a property with Holo for a chance to win a credit voucher worth AED 500,000 Campaign (the “Campaign”). By participating, all entrants agree to comply with these Terms. Entrants to this Draw (“Participants”) must comply with all Terms set out below in order to be eligible.
1.2. This document outlines the legal terms and conditions of the Campaign. Participation constitutes full acceptance of these Terms, and you understand that it is conditional on full compliance with the same.
1.3. This Campaign is conducted in accordance with applicable laws and regulations of the United Arab Emirates, including those issued by the Dubai Department of Economy & Tourism, the Central Bank of the UAE, and the Dubai Land Department. Permit No. 0970973190.
1.4. By entering this Draw, Participants confirm that they have expressly read, understood and that they irrevocably and unconditionally accept these Terms and any specific competition participation terms as set out below.
1.5. If a Participant does not agree with any of these Terms or rules, do not enter this Draw.
1.6. By entering this Draw for a voucher Participants are confirming and representing to Holo (both in these Terms and otherwise) that they meet the requirements of these Terms and have the capacity to participate. Holo have relied on the accuracy and truth of these representations when Holo grant a Draw place to you. If Holo becomes aware of any fraud, dishonesty or similar action by a Participant, or any act or omission which might (in Holo’s sole opinion) have an adverse effect on a Draw, Holo may, without notice to a Participant and/or without giving reasons, automatically disqualify any Participant.
This Campaign is operated by Holo Mortgage Consultant LLC, a company duly registered in the United Arab Emirates, with its registered office at 2606 Marina Plaza, Dubai (“Holo”).
3.1. The Campaign to win a voucher is open to:
3.1.1. Residents of the United Arab Emirates aged 21 years or older at the time of entry.
3.1.2. Participants may be required to provide proof of eligibility (e.g., Emirates ID, residency permit, or passport copy) upon request.
3.1.3. Individuals who apply for a mortgage through Holo during the Campaign Period and/or use the Holo Concierge Service to purchase a property during the Campaign Period, such as mortgage buyers and cash buyers who meet the specific entry requirements listed below.
3.1.4. Individuals entitled to own property in the United Arab Emirates.
3.1.5. Individuals who only enter the Draw in their legal name.
3.2. The following are not eligible to participate:
3.2.1. Employees, officers, agents, and immediate family members of Holo.
3.2.2. Anyone who submits false or misleading information.
3.2.3. Anyone who seeks entry outside of the Campaign Period (as defined below).
3.3. Participation constitutes full and unconditional acceptance of these Terms and your agreement that all decisions of Holo being final and binding in all matters related to the Campaign.
The Campaign runs from 00:00:01 on 15 September 2025 to 23:59:59 on 13 November 2025 (the “Campaign Period”). All times are Gulf Standard Time (“GST”).
5.1. Mortgage Applicants must:
5.1.1. Submit a mortgage application through Holo via its official channels between 15 September and 13 November 2025 (during the Campaign Period).
5.1.2. Have a formal agreement between you and the bank via Holo, detailing the mortgage amount, interest rate, repayment terms, and any additional conditions (“Final Offer Letter”) issued by your bank and signed by the applicant on or before 22 November 2025
Each applicant receives a maximum of one (1) entry into the Draw for the voucher.
5.2. Cash Buyers (Holo Concierge Users):
5.2.1. Must use the Holo Concierge Service between 15 September and 13 November 2025 to find and buy a property to be eligible.
5.2.2. Must have a valid Form F (the legally binding contract of sale used in Dubai property transactions) signed by 23:59:59 (GST) on 22 November 2025.
5.2.3. Accept that each applicant receives a maximum of one (1) entry into the Draw for the voucher. No bonus entries are available to cash buyers who use only the concierge service.
5.3. Mortgage and Concierge Customers:
5.3.1. Must meet both conditions set out in 5.1 and 5.2.1 above by 23:59:59 (GST) on 13 November 2025.
5.3.2. Have a formal agreement between you and the bank via Holo, detailing the mortgage amount, interest rate, repayment terms, and any additional conditions (“Final Offer Letter”) issued by your bank and signed by the applicant on or before 22 November 2025
5.3.3. Shall receive a maximum of three (3) entries into the Draw for the voucher.
6.1. One (1) person (the “Winner”) who enters into the Draw and is in compliance with the terms set out herein will receive a voucher worth up to 500,000.00 AED to be redeemed against an Off-Plan residential property in Dubai (the “Prize”).
6.2. Should the value of the Property chosen by the Winner be less than the value of the Prize, the Winner shall not be reimbursed any leftover balance of the Prize.
6.3. Should the value of the Property chosen by the Winner be more than the value of the Prize, the Winner shall solely responsible for the financing of any further balance owed on the Property.
6.4. The Prize is a voucher worth five hundred thousand (500,000.00) Dirham only.
6.5. The Prize is non-exchangeable for cash.
6.6. The Prize may only be used against the purchase of an Off-Plan property in Holo’s portfolio or a property approved by Holo.
6.7. The Property subject to availability and in compliance with UAE property ownership laws and freehold area restrictions.
6.8. The Winner may redeem the Prize toward the purchase of the Property in accordance with Dubai Land Department regulations.
6.9. Any costs associated with the transfer of the redeeming of the Prize or the Property from Holo to the Winner shall be the responsibility of the Winner.
6.10. Any costs associated with applying the Prize toward a property purchase, including Dubai Land Department (DLD) fees, registration, or administration, shall be the responsibility of the Winner.
6.11. The Prize:
6.11.1. Is non-exchangeable, non-transferable, and not redeemable for cash or any alternative.
6.11.2. Does not include any warranties or guarantees from Holo.
6.11.3. Does not include any insurance.
6.11.4. Excludes life insurance and any financing-related requirements or fees
6.12. In the event that the Property chosen by the Winner becomes unavailable, is significantly delayed, or otherwise cannot be transferred, Holo reserves the right, in its sole discretion, to substitute the Property with another property of equal or greater value, or to defer the prize transfer until a suitable replacement is available.
6.13. The Prize shall be registered in the name of the Winner only. Co-ownership, proxy arrangements, or assignment of ownership are not permitted.
7.1. A random prize draw will be held on 23 November 2025, in the presence of an authorised representative from the Dubai Department of Economy & Tourism (DET).
7.2. The method of the Draw is at the sole discretion of Holo.
7.3. The Winner will be announced by 31 December 2025 via Holo’s website and official social media platforms.
7.4. If the Winner is unreachable or fails to claim the Prize within thirty (30) days of notification, the Prize may be forfeited and an alternate winner may be selected.
7.5. Holo may conduct background checks or additional verifications as deemed necessary before awarding the Prize.
7.6. The winner must provide:
7.6.1. Valid government-issued identification.
7.6.2. Documentation proving property purchase (e.g., Form F, mortgage agreement and/or Final Offer Letter).
7.6.3. Any other documents reasonably requested by Holo for verification.
7.7. The Winner must complete all required formalities, including documentation and fee payments, within sixty (60) days of being notified of their win. Failure to comply may result in forfeiture of the Prize, at Holo’s sole discretion.
8.1. All applicable taxes, registration fees, transfer charges, and any other costs associated with accepting the Prize or owning the Property chosen by the Winner are the sole responsibility of the Winner, including but not limited to DLD fees, admin costs, service charges, Oqood registration, etc.
8.2. The Winner agrees to indemnify, defend and hold harmless Holo, its officers, directors, employees, and affiliates from and against any and all claims, damages, liabilities, losses, costs, and expenses (including legal fees) arising out of or in connection with (a) the Winner’s participation in the Draw, (b) acceptance or use of the Prize or Property, (c) any breach of these Terms by the Winner, or (d) any third-party claims arising from or related to the Winner’s conduct.
8.3. Holo shall not bear any recurring costs or liabilities associated with any property purchased using the Prize.
8.4. Any management fees associated with the Property are at the sole discretion of the Winner.
9.1. Holo reserves the right to:
9.1.1. Verify the eligibility of all Participants.
9.1.2. Disqualify any Participant who:
9.1.2.1. Enters the Draw after the Campaign Period.
9.1.2.2. Fails to meet eligibility or entry requirements outlined herein.
9.1.2.3. Fails to meet any of the entry criteria set out herein.
9.1.2.4. Breaches these Terms.
9.1.2.5. Provides false, misleading, or incomplete information.
9.1.2.6. Attempts to tamper with or manipulate the entry process or the Draw.
9.1.2.7. In the opinion of Holo act dishonestly in respect of the Draw.
9.1.2.8. Attempts to exceed the permitted number of entries as per clause 5.
10.1. By entering, Participants agree that Holo may use their name, likeness, and photographs for marketing and promotional purposes related to the Campaign, without further compensation.
10.2. By entering the Campaign, Participants consent to Holo collecting, using, and storing their personal data (including name, email, contact number, ID, and application details) for the purpose of administering the Campaign in accordance with applicable data protection laws in the United Arab Emirates.
10.3. Participants also agree to receive marketing and promotional communications from Holo. Opt-out options are available at any time.
11.1. Holo shall not be liable for:
11.1.1. Any loss, damage, or injury arising from participation in the Campaign or acceptance/use of the Property or Prize.
11.1.2. Any technical issues, delays, or disruptions that affect participation or a winner selection.
11.1.3. Any delays, damages, or losses incurred during or after applying the Prize toward a property purchase.
11.1.4. Any change in laws or regulations in the United Arab Emirates which makes this Draw illegal or causes this Draw to be in breach in any relevant legislation.
11.1.5. Any claims made by the Winner in relation to the use of their image or likeness in any marketing or promotional material.
11.2. Participation in the Campaign is entirely at the Participant’s own risk.
11.3. Nothing in these Terms shall limit liability for death or personal injury resulting from negligence.
12.1. Holo reserves the right to cancel, suspend, or amend the Campaign or these Terms at any time without prior notice, subject to regulatory approval (if required).
12.2. Holo shall not be responsible for any loss caused as a result of termination or suspension of the Draw.
12.3. Any material changes will be communicated via Holo’s website and/or social media.
12.4. Holo’s ability to proceed with the Draw is subject to receipt and retention of the necessary regulatory permits and approvals. If any such permits are not granted or are revoked, Holo reserves the right to cancel or modify the Draw without liability.
13.1. By entering this Draw, Participants acknowledge that they do so voluntarily and at their own risk; and
13.2. warrant that, to the best of their knowledge and belief, their general state of health is good and either that they have no medical condition that could be adversely affected by strenuous exercise or any of the events or activities planned or reasonably expected to be involved in this Draw such as marketing or, if they take any medication for a condition, neither the condition nor the medication’s effects will be adversely affect by the Participant’s participation in the Draw.
If any provision of these Terms is held to be invalid or unenforceable under applicable law, such provision shall be severed, and the remainder shall remain in full force and effect.
The Campaign and the Prize do not constitute financial, investment, or legal advice. Participants are encouraged to seek independent professional advice before entering the Campaign or accepting the Prize. Holo does not guarantee any return or value appreciation of the Property.
Holo shall not be liable for any failure or delay in performing its obligations under these Terms due to circumstances beyond its reasonable control, including but not limited to acts of God, war, terrorism, pandemic, civil unrest, natural disaster, government restrictions or regulatory changes affecting the legality or feasibility of the Draw.
These Terms are governed by the laws of the United Arab Emirates. Any disputes shall be subject to the exclusive jurisdiction of the courts of Dubai.
